Bathurst and Chaleur Bay: Northern Pressure Foundations

Bathurst, the gateway to the Acadian Peninsula, is located at the head of Chaleur Bay in northeastern New Brunswick. Despite its evocative name, the Baie des Chaleurs experiences harsh winters where the mercury regularly drops below -25°C. The ground freezes deeply for many months, then thaws abruptly in the spring under the effect of meltwater and abundant rainfall. This abrupt transition creates the ideal conditions for foundation cracks to appear and worsen.

The city developed around the mouth of the Nepisiguit River, on alluvial terraces composed of sand, gravel and clay. Properties in low-lying areas near the river and waterfront are exposed to a fluctuating water table that puts the foundation to the test season after season.

Bathurst’s Built Heritage and Vulnerabilities

Bathurst experienced its boom with the mining and forestry industry, which resulted in a large wave of residential construction between the 1950s and 1980s. These houses, now between 40 and 70 years old, are reaching a stage where the foundations are showing signs of fatigue. The natural shrinkage of concrete, combined with decades of Nordic freeze-thaw cycles, has created cracks in many of the foundations in the area.

The West Bathurst and Beresford neighbourhoods have particularly clay soils that amplify lateral pressures on the foundation walls. In these areas, horizontal cracks – a sign of excessive pressure of the frozen ground against the wall – are seen more frequently than in other areas. This type of crack requires rapid intervention to prevent the wall from gradually subsiding.

Our Services for the Bathurst Area

Fissure Expert offers all of its repair services in the Bathurst area. Crack injection with flexible polyurethane resin is particularly suitable for the northern conditions of the Baie des Chaleurs: this resin retains its flexibility even in extreme cold, absorbing the movements of the concrete without breaking.

Outdoor waterproofing is recommended for properties in the seaside and waterfront areas. Interior repair, window corner cracks and slab cracks are also part of our routine interventions in this sector.

Taking Action Before the Damage of the Next Winter

In northern New Brunswick, every winter that goes unrepaired worsens existing cracks. The water seeps in, freezes inside the concrete, and gradually widens each breach. A foundation inspection in the spring or fall allows you to get a complete picture of the condition of your foundation and plan the necessary work before the next frost.

Our specialized contractors serve Bathurst, Beresford, Nigadoo, Petit-Rocher and the entire Chaleur region. We also operate in Campbellton, Miramichi and throughout northern New Brunswick. Contact us for a free assessment and an accurate diagnosis.
